What exactly gets looked at during the inspection?

The whole system, not just the opener. Sections, hinges, rollers, tracks and their fasteners; springs, cables, drums and bottom brackets; the bottom seal and perimeter weatherstrip; the opener head, rail, arm and mounting; the photo eyes, contact reversal, wall control, remotes, keypad and manual release; and the warning labels. Does road salt harm the door?

Salt carried in on tires and shovelled snow settles on the lowest hardware: the bottom brackets, the lower track, the bottom roller stems and fixture bolts. Those are the parts that carry the door's weight, so corrosion there matters. Rinsing the lower hardware and the inside face of the bottom section after winter, keeping the floor by the tracks swept, and having the bottom brackets looked at each spring keeps salt from becoming a structural problem. What is the red cord hanging from the opener, and should I pull it?

That is the manual release, which disconnects the door from the opener's trolley so the door can be moved by hand. It is safe to pull when the door is fully closed, and it is the right thing to do if the opener keeps trying to move a jammed door. What happens to the opener during the work?

It is disconnected at the release cord and unplugged before any hardware comes off, so the motor cannot pull on a door that is missing a section. After the new section is in and the door has been balanced by hand, the opener is reconnected and tested: its reversal against a board on the floor and its photo-eyes are checked every time, and the open and close limits or the force setting are reset only if that check shows they need it. How does the technician tell rollers from hinges or track as the cause?

By watching where and when the trouble happens and then checking the parts in that spot. Rollers are spun and wiggled to reveal rough bearings and worn wheels; hinges are checked for cracks, elongated holes and loose bolts; tracks are checked for plumb, dents and spacing. A shudder at the curve tends to be rollers, a pop as sections pivot tends to be a hinge, and a rub the full height of the door tends to be track. Why is there a gap opening between two panels as the door goes up?

The two panels at that joint are no longer being held together on one side. A hinge that has cracked through, pulled its screws or lost its pin lets the panels hinge open around the remaining hardware, and the gap shows as they round the curve where the joint flexes most. What if the car hit the door as well as the track?

Then the assessment covers both. A bumper that creases the track usually dents or bows the bottom section, and can bend the bottom bracket, the roller stem and a hinge. The technician follows the impact through those parts, straightens or replaces the track, and explains separately what the section and its hardware need, whether that is a strut, a bracket, or a replacement panel. Why do cables rust faster than the rest of the door hardware?

Because of where they live. The bottom loop of each cable sits at floor level in the corner of the garage, exactly where slush and road salt drip off the car and pool through the winter. Salt water works into the strands and rusts the cable from inside, so it looks thin and brown near the bracket while the upper run still looks new. Openers & Access

Should I lubricate the chain, the rail or the track?

Rollers, hinges, bearings and springs benefit from a garage door lubricant once or twice a year. The chain, belt or screw-drive rail is a separate question, since each drive type calls for its own product and schedule from the opener's manual rather than one rule for every unit. The track itself should stay clean and dry, because lubricant there collects grit and makes rollers slide instead of turning. Can you turn the force up so the door closes on cold mornings?

Force is set to the lightest level that moves the door reliably, and it is raised only a little for a cold garage. Turning it up further to overcome a heavy door or a seal frozen to the slab is not done, because too much force interferes with the safety reversal and can bend the top section. What does out of phase mean, and why does my door stop short?

When the belt has been off the sprocket, or the motor has run without it, the motor's idea of where the door is no longer matches where the trolley sits. The door then stops short at one end however the limits are turned. Can I keep my existing wall button?

The new operator comes with its own console, and the two usually go together because the console is designed to speak to that board and adds a light button, a lock button and sometimes a timer or a battery indicator. Installation & Upgrades

How is the old door removed?

Technicians disconnect the operator, stabilize the assembly and control the spring system before detaching cables or high-tension fixtures. Sections are supported and separated in sequence, followed by track and related hardware. When should installation wait for other work?

The project may be sequenced after framing repairs, masonry work, floor correction, electrical preparation or removal of an obstruction in the travel zone. Identifying that dependency during measurement protects the selected door dimensions and attachment plan. Will a reinforced door be heavier than my old one?

It may be. Added struts, different section construction, glazing, and heavier hardware can change the total door weight.
