Around a garage door there are three seals: one on the bottom edge of the door, and two running up the sides and across the top of the opening. Those last two are the perimeter weatherstrip. They are fixed to the stop moulding on the jambs and header, and their flexible fin rests against the door face when it is closed, closing the gap between door and frame. Replacing them means fitting new lengths that meet the door evenly, cutting down how much wind, driven snow, dust, leaves and small animals get through. The bottom seal is handled as its own job, but the two are often done together.

  1. Measuring for the new pieces

    With the door closed, the header is measured across the full width of the opening and each side from header to floor, because openings are rarely the same on both sides. The profile is chosen to match the gap: a wider fin for a door that sits a little back from the stop, a narrower one where the gap is slight, and a one-piece stop where the wood is going. Colour is matched to the trim from a range of standard finishes. The technician also notes whether the existing stop projects far enough to cover the door edge, since a stop set too shallow leaves the fin working alone.

  2. Replacing the wood stop with a one-piece vinyl stop

    When the old wood stop is cracked, rotten or buried in paint, it is replaced rather than covered. The one-piece stop, a rigid vinyl moulding with the flexible fin formed along one edge, is cut on a mitre saw to header and side lengths and fitted the same way, header first. It needs no paint, does not rot, and its fin and stop are one part, so the seal cannot peel away from the moulding. Corners are either mitred or the sides butted tight under the header with the fins overlapped. The result looks like fresh trim and works as a seal.

  3. Before the freezing rain

    In late autumn, wipe the fin with a silicone spray or a silicone-based lubricant on a cloth. It leaves a film that cuts the odds of meltwater bonding the fin to the cold door face during an ice storm, though a hard freeze can still catch it. Oil-based products are avoided because they swell and soften vinyl over time. The same wipe once or twice through the winter keeps the fin supple. If the door does freeze to the seal, a little warm water along the edge from inside, or simply waiting for the sun, frees it without pulling; dry the thawed spot afterwards so it does not simply refreeze.

What colours does perimeter weatherstrip come in?

Standard ranges cover white, almond, brown, grey, black and a sandstone or clay tone, which between them match most trim, garage door and brickmould colours. The technician brings the colour that suits your trim once you describe it or send a photo. A one-piece vinyl stop is coloured through, so it does not show scratches, and a fin on a painted wood stop can be matched to the paint.

Does new weatherstrip make the door any quieter when it opens and closes?

A little, though it is not the main reason to do it. A fresh bottom seal cushions the door's contact with the floor, and snug side and top seals stop the panel rattling against loose or worn stops. Most of the noise people notice from a garage door comes from rollers, hinges and the opener chain or belt rather than the seals, so a technician checking the weatherstrip will usually point out those parts too if they are the louder culprit.

Why should the seal only touch the door lightly?

The fin is meant to bend against the door with a small, even deflection. That is enough to seal, and it lets the fin spring clear as the door lifts. Pressed hard, it drags on the door face, folds under on the way down, squeals and wears through well before its time, and it adds load to the opener. Set too far off, it leaves a standing gap. The light touch is the setting that lasts.
