Halfway up, every single time, the door hesitates and there is a ratcheting sound from the motor head, then it carries on. A closer look shows a stretch of the belt where the teeth are worn almost flat.

The most common belt-drive repair is the simplest: the belt has stretched over thousands of cycles and hangs slack under the rail. On its way up it slaps the rail and skips a tooth or two on the sprocket. Tension lives at the trolley, where a threaded shaft, a spring and a square nut set how much the belt is pulled taut. The technician sets that spring to the maker's stated length, confirms a little give at mid-span, then runs the door and listens. If the belt has stretched past what the adjuster allows, or the rubber has aged, a new belt goes in instead.
How the visit goesIt is minus twenty in the detached garage and the door climbs in jerks, the belt stiff as a board. By the afternoon, when the sun has been on the door, it runs almost normally again.

What the operator thinks it is doing
Before any part is changed, the technician runs the door from the wall control and watches what the operator thinks it is doing. Does it stop short of the floor and reverse, or drive the trolley into the stop bolt? Does the top section stop clear of the header bracket? Does the door come back up on meeting a 2x4 laid flat and when the beam near the floor is broken? The answers separate a drive fault from a settings fault, and settings will be relearned once the belt work is done anyway. The wall control height, the photo-eye height and where the red handle hangs are noted at the same time.
Gear and sprocket at the motor head
When the shavings on the housing say the drive gear has stripped, the head unit's cover comes off and the gear-and-sprocket kit is replaced as a set. The belt is lifted off the sprocket, the old sprocket shaft and worm gear are withdrawn from the housing, the new gear is greased with the light grease the maker names and fitted with its bushings, and the sprocket is set back on top. The technician checks the motor shaft's end play, since too much play is often why the gear stripped in the first place. The belt is refitted, tensioned and phased, and the operator is run to confirm the sprocket turns true and quiet.
Keeping the belt dry and the door lubricated
The belt asks for almost nothing, and the one thing it asks is to be left dry. Never spray it or grease it; oil softens the rubber and grit sticks to the teeth. What does want lubricant is the door: hinges, rollers and springs, once a year with a garage-door lubricant, ideally in autumn before the first frost. The rail can be wiped clean with a dry cloth if dust builds up where the trolley runs. Keep the belt clear of anything hung from the ceiling, since a bicycle hook or a storage rack pressing on the rail is a common reason a belt starts to fray along one edge.

1Idler pulley
A squealing or wandering pulley at the header end of the rail is a separate part and a few extra minutes with the belt slack, quoted only when the inspection finds it.
2Rail straightening or re-hanging
A bent rail, a sagging hanger or a misaligned rail joint that has been fraying the belt is corrected as part of the repair so the new belt runs clean, and the labour appears on the quote.
3Age and model of the operator
Parts for a current model are on the van. An older or less common operator may need a belt or trolley ordered to fit, which changes timing and sometimes the part.

What does out of phase mean, and why does my door stop short?
When the belt has been off the sprocket, or the motor has run without it, the motor's idea of where the door is no longer matches where the trolley sits. The door then stops short at one end however the limits are turned. The technician lifts the belt off, runs the sprocket to its closed position, refits the belt with the trolley at the closed end and relearns the limits.
Is a belt drive harder to repair than a chain drive?
No, just different. The belt is lighter, runs dry and is replaced as one length with a clip, where a chain has links and takes grease. The tensioning at the trolley works the same way on both, and the sprocket, idler and trolley are similar parts. What a belt drive rewards is care with tension and a straight rail, because it is chosen for quiet and shows any fault as noise.
Can the belt just be tightened, or does it need replacing?
Tightening is the first thing tried. Tension is set at the inner trolley by a square nut that compresses a spring to the length the maker specifies. If the belt reaches that setting and runs without sprocket noise, it stays. If the adjuster is wound to its end and the belt still sags, or the rubber is cracked, glazed or missing teeth, a new belt is the right repair.
