  2. Maintenance done on the spot, if you wish

    Some findings are simply maintenance, and with your agreement the technician handles them during the same visit. A garage-door lubricant is applied to the springs along their length, to hinge pins, roller bearings and bracket pins, then the door is run to spread it. The tracks are wiped clean and left dry. Photo-eye lenses are cleaned and aligned, loose fasteners tightened, remote and keypad batteries replaced. None of this touches the counterbalance tension or the opener's force settings; those are noted for planned work. It adds a few minutes to the visit and it means the door goes back into service better than it was found.

  3. Three checks you can repeat each month

    The inspection leaves you with a short routine. Once a month, with the door closed, pull the release cord and lift the door by hand; it should move easily and hold at waist height. Reconnect the opener, lay a flat board on the floor and send the door down; it should reverse when it touches. Then start it closing and wave a broom handle through the photo-eye beam; it should reverse before contact. Each of these takes under a minute and mirrors what the technician did. If any of the three behaves differently from the day of the inspection, that is the moment to call, while it is still a small job.

What exactly gets looked at during the inspection?

The whole system, not just the opener. Sections, hinges, rollers, tracks and their fasteners; springs, cables, drums and bottom brackets; the bottom seal and perimeter weatherstrip; the opener head, rail, arm and mounting; the photo eyes, contact reversal, wall control, remotes, keypad and manual release; and the warning labels. Each is examined, and the door is tested both by hand and under power.

What are photo eyes, and how are they tested?

They are the two small sensors low on each side of the opening, one sending a beam and the other receiving it. The technician confirms both indicator lights hold steady, that the units sit at the height the opener maker specifies, and that the lenses are clean and the wiring secure. Then a close cycle is started and something is passed through the beam; the door should reverse. Misalignment or a grimy lens is corrected on the spot.

Will the springs be adjusted while you are there?

No, and that is deliberate. An inspection reads the counterbalance: the technician checks the coil, measures wire size and length, and watches how the door behaves by hand. If it is out of step with the door's weight, the report says so and by how much. Winding a spring is its own appointment, done once the door is clamped and the system is calm, which keeps the inspection record honest about the door as found.
